What we cannot do — and what no inspector ethically should do — is tell you whether mold in your home is causing your specific health symptoms. That determination belongs to your physician.

These terms are often used interchangeably, but they're not the same thing.
A mold test — sending an air or surface sample to a lab — tells you what's in the air but not where it's coming from or why.
A professional mold inspection combines a thorough visual examination, moisture readings, thermal imaging, and sampling only where the evidence points.
Lab results without an inspection are rarely useful on their own. We always start with the inspection — the sampling follows the evidence.

A few simple steps will help us get you the most accurate results:
Close all windows and exterior doors at least one hour before the inspection begins and keep them closed throughout. This is required for accurate air sampling and is one of the most important things you can do to help.
Leave your HVAC system operating normally. Do not turn it off before we arrive.
Don't clean or disturb any areas of visible or suspected mold before the inspection. We need to see conditions as they naturally exist.
Make all areas accessible. If you have a crawlspace access panel or attic hatch, please make sure it isn't blocked.
Have any relevant history ready — prior water damage, past leak repairs, any previous mold testing results. The more context you can give us the more useful the inspection will be.

In the mold industry, a significant conflict of interest exists when the same company that inspects your home also performs the remediation. If an inspector profits from finding a problem, they have a financial incentive to find one — whether or not one actually exists. This arrangement is unfortunately common, and it has eroded trust in the industry broadly.
As an independent inspector we do not perform remediation, do not accept referral fees from remediation companies, and have no financial stake in what your inspection finds. Our only job is to give you an accurate, unbiased picture of your property's condition.
